I have been a professional real estate broker in Roseburg OR for over 18 years, and I’ve always made it a point to ask my listing clients several questions, but one of my first questions is this; “Ideally, Mr. and Mrs. Seller, what are your main objectives?” By asking this question, I determine what the seller’s goals are. Now that’s a common question and a common dilemma in this market, especially with all the foreclosures and short sales flooding the current Roseburg market (maybe yours is similar). The price shouldn’t be too high as to price yourself out of the market, but should be compelling enough to get a buyer to take a look at what you have to sell. You, as the property seller are in 100% control over setting the price. Understand, though, by choosing a much higher price than recommended by your Realtor may cause your home to age on the market and reduce saleability. My goal is to sell 100% of the listings I take here in Roseburg, provide exceptional service and outstanding results. It’s difficult to do that with an overpriced listing.
- Setting the right price is the most important of the 3 P’s because if you list too high, you home sits on the market week after week, month after month, until the listing term finally expires, causing inconvenience, frustration, and a change in your moving plans. On the other hand, if your price is too low, you risk losing money. A good realtor should be able to help you establish a solid price, but remember you are in control of this “P”. P#2 The second “P” stands for the Product. To sell faster, the home needs to be criticized from a buyer’s point of view. For example, your home might be priced lower than any other in the neighborhood but still not be the best buy on the block. If the house has an unusual floor plan, is dated, has clutter, deferred maintenance, or etc. it may require additional price compensations. It’s also true, if your home a diamond, you may be able to adjust to a higher listing price and still be able to sell quicker. You, as the seller are in control of the condition of the product as well. I understand that it can be inconvenient to keep your home ready to show, but it’s well worth it, even if it means hiring a house cleaning company to help out for a few months. Home presentation is a major key to a higher price!
Selling Tips:
P#3 The third “P” is your real estate broker’s responsibility! This P stands for PROMOTION! This is what your want your agent to do. Promoting, advertising, and marketing is what a good agent should do, but it’s also where many brokers fail their clients miserably! Driving the sign in the yard and hanging a flyer box is only the start to a solid marketing plan. You should have a pretty good idea of what your agent plans to do once he or she takes the listing. It’s not an uncommon occurrence when taking an expired listing to hear the horror stories of the last agent! It’s very important to ask ask the the broker to explain their marketing plan before signing the listing contract! I would hope, too, that the Realtor you choose offers some home selling tips as well. Promotion is more than entering a property into the multiple listing service, hanging a sign and a few fliers, and the tactics that worked so well 10 or 15 years ago no longer catch the buyer’s attention like they once did. My advice is to hire an agent who has been trained in online marketing as well.
