The best thing you can do when selling your home is get help. This post will give you some basic tips about choosing the right listing real estate broker, and how an effective home marketing plan should look.
I also believe in providing regular communication with my home selling clients. From my experience, I have learned that in addition to proving they have a solid home marketing plan, communication is something most sellers expect, but rarely get.
You’ll see that one major part of my 46 point home marketing plan includes the effective use of the internet. Through blogging, websites, video marketing, and social media, I am able to expose your home to more of today’s digital-centric home buyers right where they are at.
Whether you choose to work with me or not though, I hope this information will help give you an idea of what kind of services you should expect from your listing broker. Reading through my 45 point home marketing plan should bring up some great questions for the agent you interview as well=)
I understand not every home seller will choose to list with me, and that’s okay. There are times I choose not to work with every home seller either.
The truth is I enjoy what I do, and I try really hard to provide great service and an enjoyable real estate experience every time. In order to make that happen, it needs to be a good fit… both ways.
My goal is not to work with every seller, but to help those I do work with to achieve their home selling goals… the first time.
With that said, I totally understand where you’re at. I’ve purchased and sold many homes over the past 20-something years and I know selling a home is a huge decision. Doesn’t it make sense that choosing the right listing broker should be seriously thought through as well?
Think about it, if you choose right, you’ll have a great real estate experience and sell your home. Choose wrong, and you’re sure to end in frustration and disappointment, or even worse, not selling at all.
When signing the listing agreement, you should feel confident that you made the right choice. Hiring a broker who has a written and defined home marketing plan should help boost your confidence a tad.
It’s a fact that 90% of the buyers today use the internet as their primary source for gathering real estate information and finding homes for sale!
Here’s what you can expect from me, as your listing broker:
- Provide pricing recommendation to correctly price the home… the first time! Did you know that a bulk of your showings will happen within the first 30-45 days after listing?
- Written Commitment to Service. My written commitment to you that if you’re unhappy with my service for any reason, you can fire me.
- Complete Market Overview & Trends.
- Provide comparable active listings, current pending, and recent sold listings.
- Provide a helpful “critique of the property and offer the seller suggestions to make the home appealing to buyers inside and out.
- Help the seller identify potential home buyer “turn-offs” and offer suggestions.
- Get the seller’s opinion of special features and benefits of the home to help highlight ads and other advertising. The things that appealed to you the most about the home will probably be the same for the next buyer.
- Take multiple pictures of the property for online and offline advertising.
- Shoot a walk-through video tour of property explaining special features and benefits of the home.
- Local & Regional Marketing, both online and offline.

Of course as the internet changes, and new marketing opportunities arise, I add to, adjust, and change some of the details in my home marketing plan to stay effective for my home selling clients.
Any good home marketing plan should include:
- Local online marketing.
- National online marketing.
- Offline and print advertising.
Local Marketing– If you’re interested in working with a broker who understands how to take advantage of the broad spectrum of local tools and technologies available to ensure a successful sale, you’re going to love how my 51 point marketing plan. It includes both online and offline local marketing.
Internet Marketing– As I mentioned earlier, a large portion of today’s home buyers are searching online. It just makes sense to hire a listing broker who understands how to achieve search engine rankings and knows how to market to those tech-savvy buyers where they’re at. I am an ongoing student of the ever-changing world of internet marketing. The benefit this brings to my sellers is more exposure and a better chance of selling.
In addition, your listing will be syndicated to all the top real estate sites including Zillow, Trulia, Yahoo! Real Estate, and Realtor.com. My clients get the added exposure and benefit of having their listings syndicated to over 800 other real estate related sites as well!
Of course, technology and marketing alone won’t sell your home. Other things to consider are pricing, the condition of the home, and the location.
Choosing The Right Listing Agent
Not all agents are listing agents, not every agent is cut out to be a buyer’s agent either… And not every person who holds a real estate license is equally qualified to market listings and represent home sellers. Your due diligence can really pay off at this point!
Did you know that nearly half of the listings entered into the MLS fail to sell the first time around? It can really be disappointing to go through the mental preparedness and stress of listing your home only to end with a big fat Expired Listing!
This is where that due diligence comes into play. Doing a little research and knowing what questions you should ask your potential home listing broker can really help you avoid future head aches, disappointment… and ensure that you made the right decision the first time.
One of the ways I do that is by providing regular updates and buyer/ agent feedback from showings. I believe that communication with home sellers is a key to any successful home sale. Communication is also one of the points I guarantee in my home marketing plan… ask about my written commitment to service.
The last point I’ll make is the importance of partnering with an experienced professional. I have been selling real estate full-time since 1994. This is my profession, it’s how I provide for my wife and 3 children, and I love what I do.
Over the years I have been involved in all aspects of real estate; building, developing, short sales, REO, senior housing, relocation, even investing.
When you choose to list your property with me, you can rest in confidence that my 46 point home marketing plan works to sell homes faster, for more money, and fewer surprises along the way. You can be confident that with over 20 years experience, your transaction will be handled professionally, and with care. Happy House Selling!
