How To Sell A House| Roseburg Oregon

Step #1: How To Price My House

The first step to selling a property and the most important step to any marketing plan is to set a compelling listing price.  You noticed that I didn’t say “competitive,” and there’s a reason for that.  The fact is, Roseburg has experienced a rough housing market, and the number of short sales, foreclosures, and distressed properties has forced Douglas County real estate sellers to be a tad more than competitive to sell.

What I mean by compelling is this:

We want to make your house irresistible to the buyer once they cross the threshold and enter the front door of your home!  It’s important, as a seller to understand exactly how to price the home.  You see, if it’s priced too low, you’re certain to lose money aren’t you?  Even worse, though, if your house isn’t priced correctly you may not get any offers, and the home won’t sell at all.

The second thing to consider when listing your house is financing….now, you might be thinking “wait a minute, isn’t that the buyers problem?”  Sure it is…for the most part, but did you know that there are literally dozens of financing alternatives available for today’s home buyers?  As a professional, I choose to stay up to date on the newest and best financing programs available for Oregon.  Why is this important?

• Homes just plain ol’ sell faster when the seller’s broker knows about the different loan programs available, and how to explain them to the potential home buyer.
• Not to mention that buyers can easily become overwhelmed with the loan process and give up.

Another thing to consider…that is if you own your house free and clear, and don’t necessarily need the proceeds at close of escrow, is if you’re willing to carry back part of the purchase price in order to open the home up to more potential buyers.

Step #3 is Dressing The Home To Sell

If you’re serious about learning how to sell a house in Roseburg, this is the second most important step.  Curb appeal is also one of the most overlooked steps by both the home seller and listing broker as well. Wouldn’t you agree, that it really doesn’t matter how nice the inside of the home is if we can’t get a buyer to go inside and take a look because of some (usually simple and correctable) problem on the outside of the house?

With the number of homes for sale by banks in Roseburg Oregon and no end in sight, it just makes sense for future home buyers and investors to be looking for REO and distressed properties in our area.  It also makes good financial sense because the listing and selling prices of distressed homes and foreclosure listings are typically lower than competing non-institution owned, or non-distressed homes. REO: Stands for Real Estate Owned.  This is the term banks use.

If you’re really serious about purchasing a bank owned or distressed home in or around Roseburg, you really should interview real estate agents before entering into any transaction.  The reason I say this is because there are many brokers who refuse to touch or just don’t have experience with these types of properties:

• Foreclosure Listings.
• Short Sale Listings.
• Pending Foreclosures Listings.

The fact is , some real estate agents…

…believe that if the bank is involved, that somehow the transaction is mystically “doomed” from the cosmos or something.  That’s just not true, although they’re not perfect, and yes they can take a bit longer, distressed home sales still close, and usually with a pretty good buy too.  I just closed another one last week that was priced well below the appraisal.

Roseburg Oregon Foreclosures Sales Tip:

For Sale By Bank…”need to knows”

1. The home is sold as-is.  Bank owned foreclosure sales are not subject to disclosure.  This basically means that the bank who owns the property is exempt from providing an Oregon seller’s disclosure statement.  This is a document that Oregon real estate law requires a seller provides to a buyer for their protection.  It’s a series of “to the best of your knowledge” questions about the house, fixtures, insulation, heating, etc.
2. You should find out how long the home has been vacant.  The reason for this is because of moisture and mildew/mold problems that can occur if a home sits for a long time without heat…especially when looking at Roseburg homes and our wet climate.
3. Pay for inspections:  You can’t skimp on this one.  Since the seller lost the home, it’s reasonable to assume that they were also unable to complete basic maintenance on the home as well.
4. The listing Price:  Typically, the listing price on foreclosure property is somewhere close to market value to start.  You will notice the bank lowering the prices of their REO listings after about 30 days on the market.
5. Find a Douglas County real estate agent with experience selling in foreclosure sales and distressed homes.  Your transaction will definitely go smoother if your agent has experience.
6. When you make an offer:  Have a mortgage pre-approval letter from your bank ready to submit with the offer.  I would suggest writing a check for earnest money as opposed to a promissory note as well.  It just shows that you are a serious, strong borrower.

Which is better, a short sale or a foreclosure?  As a Roseburg Oregon real estate broker, I get asked this question often.  In this post, I will explain some benefits of a short settlement sale and some detriments of a foreclosure.  I’ll also provide my opinion as to why I believe that, in most cases it’s better to try to sell and settle short with the bank.  My goal in writing this post is to help you make a wise, proactive decision regarding your home and family.

Okay now, I’m guessing that if you think about it, you probably know someone in the pending foreclosure boat right now.  Maybe it’s a family member, a friend, or maybe it’s you.  Either way, if things don’t change soon…or you don’t get help soon, you, or that someone you know, will end up losing their home, like many others in Roseburg already have.

Even if you are not behind on payments…yet, but are having trouble making the monthly payments, or you just have a legitimate need to sell but your home isn’t worth what you owe, this post will give you some information you need to help in planning out a strategy.

But to answer the question whether it’s better to sell your home with a short pay-off or let the bank have it through foreclosure is dependent on several factors.

• But first, a word of caution:  Although you might be tempted to walk away and start fresh somewhere else, I would caution you not to be led by emotion.  I understand that emotions can run high during this stressful situation, but for your future, and for your family’s well being, let wisdom rule when making this decision.

Benefits of a Short Sale:

1. You list your home, you pick the real estate agent, and you accept offers (only subject to bank approval). In other words you are in control, not the bank.
2. Your credit score is typically not hit as hard as when you have a foreclosure on your record.
3. It is easier to rebuild credit.
4. Peace of mind…knowing that you don’t need to dread that future bank eviction date.  We can usually buy all kinds of time, making it a smooth transition.
5. Most of the time, a professional agent can get the bank to waive any deficiency judgment, and in Oregon, homeowners have a lot of protection.
6. Talk to your tax professional to find out how it will affect you.
7. Yes, you CAN do a short sale even if you are not behind on your payments.

• For those of you in this boat, you should know that there’s even a good chance of qualifying for another home loan immediately, as long as you were never 30+ days late on your home loan payment.
• If you are behind in payments, you will need to wait 2-3 years, depending on what type of loan you are trying to qualify for.

Fruits of Foreclosure:

1. You are served an eviction notice and need to vacate the property…the banks sells the property.
2. Your credit is typically hit harder than when you settle short with a bank approved sale.
3. I recommend talking to a tax professional to see how it will affect you.
4. You might be able to buy another home in 5-7 years if it was your primary home that you lived in.  There may be restrictions.
5.  If you didn’t occupy the home, like a rental, you’re realistically looking at a 7 year wait.

Before I break down the upside down home seller’s solution to foreclosure, though, I want to put out a quick caution.  You see, there are companies out there who are preying on distressed home owners in Roseburg Oregon and contacting them with an offer something like:

• They (or sometimes one of their employees) will buy your home for much less than owed (short settlement).
• They will negotiate the whole deal for you so you don’t have to worry about it.
• They have their own real estate broker (or company) in their back pocket who will handle the transaction.
• They will shop for a new buyer prior to closing the sale with you, of course to turn a profit.

The are 3 problems with this approach to a home sale…

1. Many of those companies, their employees, and their agents are being investigated for dishonest practices and fraud.
2. Many of those companies have been shut down!
3. It’s a sneaky way for investor to make money flipping houses and not let the bank see all the cards.

Not that I’m not all for getting a great deal on a house, there’s just a right way and a wrong way to go about it.  Just be careful what you do if you get contacted by one of these companies, it’s easy to make decisions we regret when faced with financial difficulties and need help.

Okay, so now back to the information you’re here for.  If you find yourself in the unfortunate position of needing to sell your Roseburg area home, but you know that you are not going to have enough proceeds at close of escrow to pay off your current home loan/loans, than here’s what you need to do to…

Prepare for Roseburg Short Sale:

Here are the items you will need in order to experience the shortest time frame possible.  Remember, the more information we provide right up front, the more smooth the transaction will be and the more likely we’ll be to get the bank to approve our offer to settle short.

1. 3rd party authorization:  This gives your real estate broker the authority to contact your bank and discuss the listing, negotiate offers, get the balance, owing, etc.  you will want to make sure you include your loan number and social security number on this form as well.
2. Hardship Letter:   You need to explain, in letter form, what is causing your hardship, such as relocating out of Roseburg, illness, death, or reduction of income.
3. 2 years W-2′s or Tax Returns:  Whether you’re self employed or a W-2 employee, you will need to provide your last 2 years tax returns.
4. Last 2 Months of Bank Statements:  You will want to make copies of all pages of all accounts.  They will reject them if all pages (front and back) are not included.
5. 2 Most Recent Pay-Stubs:  Again, provide your most recent pay-stubs.  They will usually request the last two months.
6. Mortgage Statement:  This is more for your agent.  It will give him/her the account number and phone numbers to contact your bank.
7. Me too!  My wife, Jennifer and I are actually raising three small one’s myself.  My son, Jordan is 10, Mya is 8, and Caden is 6.  You’ll enjoy the miles of hiking and biking trails we have.  It’s also nice to know that we live in an area where the kids feel safe.  We have very good public and private school options for the kiddo’s.  I know how important that is, as a father of three little ones myself.

Roseburg market price trends tend to lag behind our neighbors to the north and south.  Home buyers enjoy lower home sale prices and rural settings, and believe me, we have a lot of homes for sale in Roseburg!  Don’t get me wrong, though, there are plenty of neighborhoods to choose from, ranging from:

• Newer home communities
• Older, turn of the century historic homes
• Everything in between.

My wife and I appreciate the safety of our community and feel safe when our children are playing with their neighborhood friends.  You have several public and private schools to choose from, and the best part is, they don’t have a huge student to teacher ratio.  Many classrooms have 20 or less students!
