Problem is, most home sellers agree to follow the principles here in the 3 P’s to selling any house, but they fail to follow through when the time comes to making the tough decisions that will actually make it happen.
The point of writing this post is to give you the tools you’ll need to sell your home the first time on the market, for the most amount of money possible, with fewer hassles along the way.
Selling a home isn’t a simple thing to do, but it’s not rocket science either. If you would just follow these 3 P’s to selling any house in any market, your home will sell, every time, without exception.
Pretty bold statement, I know, so let’s get down to it.
The first P of the 3 P’s to selling any home in any market is price. The most important decision you will have to make when listing your home for sale pricing the home. Setting the right listing price right off the bat is going to determine whether your home will sell in the next 45 days… or the next 145 days.
If you don’t care whether your home sells fast or slow, your motivation level probably isn’t high enough to sell your home, let alone follow these tips, so I’m not quite sure why you’re even still reading this post.
When setting the right listing price, you should look at two things:

The reason setting the right price right off the bat is so important is because we typically get most of the showings that we’re going to get over the term of the listing in the first 30-45 days.
If you only get a couple showings the first 30 days, you’re probably over priced. No agent can sell an overpriced listing, no matter how “good” the agent is.
I usually recommend to my listing clients that we track our showings and calls for the first two weeks and determine whether we need to make changes at that time.

The second P of the 3 P’s of selling any home in any market is Preparation. Think about it, home buyers are critical little creatures who pick apart even the best homes, and it’s these people you need to impress.
The time you invest in preparing your home for the market is time well spent. It is important that you put yourself in the buyer’s shoes at this point.
You only get one chance to make a good first impression. With that in mind, drive up to your home and see what kind of first impression you’re giving to potential home buyers.

Preparing the outside includes trimming bushes and vegetation, mowing the lawn, cleaning moss off the roof, pruning overgrown trees, pressure washing mossy driveway and sidewalks, and painting any peeling or faded paint.
Preparing the inside includes decluttering, depersonalizing, updating lighting and/or plumbing fixtures, updating window coverings, painting etc.
