You have been told to wait until spring to list your house, and I understand that. After all, there are more buyers out looking in the warmer, prettier months right?
Yes… normally, in a normal market, but this real estate market is different. It isn’t exactly following the same pattern, or set of rules it usually does.
So the question is; given the condition of the current Douglas County real estate market, should you list your house in Roseburg now, or wait for spring?
To answer that question, we need to look at the actual foot traffic data based on actual lockbox usage, and not so much the season. Here’s what that means…
Foot Traffic Tells Us It Is Time To List Your House Now
In stead of looking at the outside thermometer or time of year, look at the number of showings. Here is how you, as a home seller can use foot traffic data to determine the best time of year to list your home.
Every month, SentriLock, LLC, the company who supplies our lockboxes and lockbox software, provides NAR (National Association of REALTORS®) with data on the number of properties shown by REALTORS®.
Foot traffic does not include lookers who do not view listings, but only actual lockbox usage. This data is collected and calculated to estimate the buyer foot traffic for any given month.
Foot traffic has a strong correlation with future contracts and home sales, so it can be viewed as a peek ahead at sales trends two to three months into the future. NAR Research
The graph below shows that there was more lockbox activity (showings) this October than there was this past spring! Does that surprise you?
Although the foot traffic index fell some in November, it is still 6.8 points higher than one year ago. Not only that, but it is currently 14 points higher than it was in August 2017!
The numbers show that actual lockbox activity in November is busier now than it was last spring and summer! Kind-a blows that whole wait until spring to list your house theory.
According to NAR, this is due to buyers overbidding, and inventory being exhausted at a faster pace. We don’t know what the foot traffic will be come spring or summer, but we do know that home buyers our out looking right now. Just one good reason to list your home in Roseburg now, and not wait till spring or summer.
List Now Or Wait?
Bottom line, the numbers don’t lie. This graph is pretty crazy when you think about it. Springtime is supposed to be the feast time! Not this year. Foot traffic numbers are up, home sales are up, and listing inventory is down. That means we have the “perfect storm” that creates a solid seller’s market.
If you are considering selling, and have think it’s best to wait until spring because there will be more buyers out looking, please consider these numbers. You might be right… but you might be wrong, especially if the foot traffic graphs in 2018 look anything like 2017.
